SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nFuquay-Varina's town board annexed 24.5 acres at 8514 Purfoy Road on 14 July 2025 and set August hearings on five more annexation petitions. It also agreed to spend up to 1.2 million dollars on a vacant parcel at 0 Ellis Street\, and signed a 40-year agreement letting Wake County run emergency medical services out of part of Fire Station 4.\n\nThe board authorized its attorney\, jointly with Holly Springs\, to begin condemnation proceedings for utility easements along the Sanford waterline conveyance project. One commissioner was recused from that item.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_07142025-519\nWatch: https://youtu.be/xOBCIqUmpAA?si=z5iV14DgHOv05Pln\nDetails: https://ncgovwatch.com/meetings/590

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nSix annexations and a rezoning came before Fuquay-Varina's town board on 4 August 2025\, and one of them drew four neighbors in opposition: about 10 acres at 3799 Well Fleet Drive\, near Kennebec Road. The mayor used the hearing to explain that the town cannot annex anyone against their will\, that the only question before the board was whether water and sewer can reach the property\, and that Willow Springs is a postal designation rather than an incorporated town.\n\nThe board adopted its 2025-2029 strategic plan and signed a lease with Wake County for land at 7069 Kennebec Road\, next to Willow Springs Elementary\, for a future town park. Every vote was 5-0.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_08042025-521\nWatch: https://youtube.com/live/ZrknsG_0Ehs\nDetails: https://ncgovwatch.com/meetings/589

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nFuquay-Varina's town board approved a social district at the Bengal Towne Centre on 19 August 2025\, over the objection of one commissioner who cited 25 years working in substance abuse and said the town should not promote alcohol consumption. His motion to table the item until the town had data on how its existing social districts perform died for lack of a second. The district runs noon to 10 pm\, seven days a week.\n\nEverything else passed 5-0\, including a wastewater asset management plan\, a consultant for a police department needs assessment\, a rezoning on Longfellow Street\, and supplemental agreements bringing in more national opioid settlement money.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_08192025-525\nWatch: https://youtu.be/VjBSmaKD7vY?si=uybXIwf4VI5_kbNt\nDetails: https://ncgovwatch.com/meetings/588

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nFuquay-Varina's town board saw two design concepts for Library Park on 2 September 2025: a mini golf course at about 2.51 million dollars\, or a plaza at about 2.29 million. The mayor said the board has leaned toward mini golf as something that would set the town apart\, and pressed staff on whether it could run without full-time staffing. Both went out for public comment with a recommendation due in October.\n\nThe board also annexed 20.5 acres at 5202 Spence Farm Road and rezoned nearly all of it to planned unit development for Mattamy Homes\, annexed a small parcel on Fayetteville Road\, and adopted the thirtieth amendment to the land development ordinance. Every vote was 5-0.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_09022025-526\nWatch: https://youtube.com/live/OG2qD352KJw\nDetails: https://ncgovwatch.com/meetings/587

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nThe board accepted $858\,207.50 from two developments in place of building the road and greenway improvements those projects would otherwise owe: $305\,731.43 from the Harvest District subdivision and $552\,476.07 from a project on NC 42.\n\nIt also started five voluntary annexations toward their hearings and took first readings of three zoning map amendments. All five annexations and all three rezonings were adopted at the following meeting on November 3.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_10212025-530\nWatch: https://youtu.be/FwUsH30dM88?list=PLrJHixxvd6Ci2aafHFuW8lHGncfBKWeuB\nDetails: https://ncgovwatch.com/meetings/584

SUMMARY:Town of Fuquay-Varina: Planning Board Regular Meeting
DESCRIPTION:Planning Board\n\nThe planning board recommended rezoning 11.57 acres on Rogers Road from residential agricultural to a mix of research light industrial and corridor commercial conditional zoning. The chair recused himself and the vice chair presided for that item.\n\nA separate rezoning on Purfoy Road was held over to February so the applicant's engineer could finish a traffic impact analysis. The board also recommended a preliminary plat on Phelps West Road and marked the departure of its chair after nearly eight years.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_12152025-536\nWatch: https://youtu.be/gtQ2Rwd5SZs?list=PLrJHixxvd6CijcgAMYU4BRNPmtggTmUIU\nDetails: https://ncgovwatch.com/meetings/614

SUMMARY:Town of Fuquay-Varina: Planning Board Regular Meeting
DESCRIPTION:Planning Board\n\nWith the chair absent and no vice chair yet elected\, the board swore in two new members and appointed an interim chair before it could take up any business. The vice chair election itself was pushed to the next meeting.\n\nIt then recommended two rezonings. One moves 8.51 acres on Johnson Pond Road toward medium density residential\, the other lets an insurance business and a basement antique shop occupy a building on N Main Street that its current zoning would not allow.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_01132026-539\nWatch: https://youtu.be/12KuXzpEcKg?list=PLrJHixxvd6CijcgAMYU4BRNPmtggTmUIU\nDetails: https://ncgovwatch.com/meetings/613

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nFuquay-Varina's board holds two rezoning hearings on Feb. 2: a request from Blake Massengill of Massengill Design Build for 5800 Johnson Pond Road (REZ-2025-09)\, and one from Mauldin-Watkins Surveying for 2228 N. Main Street (REZ-2025-15). The board also swears in Larry Smith as a town commissioner and reads a Black History Month proclamation.\n\nConsent items include a flag-lot subdivision on Chambers Road\, a sewer capital equipment budget amendment\, and a special event permit for an FVDA Friends event. The meeting also includes a Chamber of Commerce recognition\, an employee recognition for Division Chief Justin Riewestahl\, and notice of a Black History Month panel on integration and the town's March 9 State of the Town address.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_02022026-542\nWatch: https://www.youtube.com/live/12QpcjMeXf0\nDetails: https://ncgovwatch.com/meetings/2371

SUMMARY:Town of Fuquay-Varina: Strategic Town Board Retreat-Feb. 5-6\, 2026
DESCRIPTION:Board of Commissioners\n\nThe board spent two days setting priorities and\, on the two biggest questions\, chose restraint. It will advance one of four candidate transportation projects\, and only after testing what it does to town finances\, having concluded that the existing $57 million portfolio must be substantially finished before taking on another that could move the property tax rate.\n\nOn parks it did the same. The five-year plan was built around a $60 million bond referendum that failed in 2024\, and recreation fees in lieu will not cover it. The board picked two projects\, Action Park improvements and the Fleming Loop turf conversion\, and deliberately left the rest until it has another year of growth data.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_02052026-575\nWatch: https://www.fuquay-varina.org/1013/Watch-Meetings\nDetails: https://ncgovwatch.com/meetings/576

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nThe board rezoned 220 W Academy Street from downtown commercial to office and institutional conditional zoning\, clearing the way for the food pantry. It also backed away from a full redesign of Library Park\, choosing a shelter replacement and more seating instead and moving the earmarked money to Piney Woods Park.\n\nAn eleven-item consent agenda carried nearly $580\,000 in developer fee-in-lieu payments from two subdivisions\, a utility allocation for 75 lots at Arbor Preserve\, and an ordinance directing demolition of a building on N West Street. The board picked a preferred concept for the South Park Community Center renovation and heard the second-quarter financial report.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_03092026-549\nWatch: https://youtube.com/live/sIWB-SRcH6g\nDetails: https://ncgovwatch.com/meetings/574

SUMMARY:Town of Fuquay-Varina: Planning Board Regular Meeting
DESCRIPTION:Planning Board\n\nThe planning board recommended a package of code changes with real consequences for how development gets reviewed. Traffic impact analyses will now be required at the first phase\, including at rezoning\, so the board sees the traffic picture before it votes rather than after.\n\nIt also recommended two rezonings to town center residential\, approved a 17-lot preliminary plat on Johnson Pond Road\, and tabled a downtown rezoning indefinitely at the petitioner's request. One resident used a rezoning hearing to press the town on tree replacement.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_04202026-556\nWatch: https://youtu.be/5g1bkQ-zz3g?list=PLrJHixxvd6CijcgAMYU4BRNPmtggTmUIU\nDetails: https://ncgovwatch.com/meetings/610

DESCRIPTION:Board of Commissioners\n\nCommissioners hold a public hearing on annexing 1210 Phelps West Road for Phelps West Farms LLC\, and take first readings — no final vote yet — on two rezonings (708 S Fuquay Avenue\, and a combined 501 North Street/904 Ransdell Road parcel) plus three town code amendments covering the Land Development Ordinance\, the 2040 Community Vision Land Use Plan\, and the 2040 Comprehensive Transportation Plan.\n\nThe consent agenda adds a second annexation petition on Johnson Pond Road\, a recreation fee-in-lieu payment for the Randall Farms subdivision\, and budget amendments funding the South Park Community Center renovation and reimbursing the police department for an insurance claim. SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nNineteen residents spoke\, and fourteen of them came to oppose the town's proposed improvements to Hilltop Needmore Town Park. The board took no vote on the park\; every member answered from the dais instead\, and the mayor set out why the town is looking at the 148-acre site at all.\n\nThe agenda itself moved without dissent: an annexation on Johnson Pond Road\, two rezonings from residential to town center residential\, three code amendments carrying the land development ordinance and both 2040 plans\, and an eleven-item consent agenda. SUMMARY:Town of Fuquay-Varina: Planning Board Regular Meeting
DESCRIPTION:Planning Board\n\nFour rezonings\, and one of them drew the neighbourhood out. A builder wants to replace a derelict duplex at 417 and 419 Raleigh Street with three detached houses\, which needs a rezoning to Town Center Residential\, and seven residents came to object to the scale and the ten-foot setbacks.\n\nThe board also took a 1950s convenience store that wants to sell fuel\, a 27-acre planned unit development on Sunset Lake Road\, and a small rezoning on South West Street. SUMMARY:Town of Fuquay-Varina: Board of Adjustment Regular Meeting
DESCRIPTION:Board of Adjustment\n\nFuquay-Varina's Board of Adjustment heard one case Monday: GBT Realty Corporation wants to build 31 feet closer to the street than the ordinance allows at 900 Casburn Woods Drive. The land development ordinance requires a 70-foot setback from the street property line\; the petitioner proposes 39 feet on a 4.13-acre lot in the Corridor Commercial district\, part of the Wake Chapel Square mixed-use development.\n\nGBT offered four conditions with the request: Coronado Stone on the loading dock wall\, extra landscaping and screening along Casburn Woods Drive\, sound-dampening features at the loading dock\, and a pedestrian connection to the townhomes next door. A variance turns on four findings of fact about hardship\, and the staff report leaves each of them blank for the board to fill in. The burden of proof rests on the petitioner.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_09142026-584\nWatch: https://youtu.be/Y33i0ymzAfE\nDetails: https://ncgovwatch.com/meetings/3135

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nFuquay-Varina's board takes first readings on two rezonings Tuesday and tables two others for another month. WakeMed Health and Hospitals wants 6126 Dwight Rowland Road rezoned with a matching land use plan amendment\, and Gemstone Homes wants 602 and 606 South Main Street. Both are first readings\, so the vote that decides them comes later.\n\nThe two tabled cases have been waiting: M/I Homes' rezoning on Sunset Lake Road and a two-parcel case on Raleigh Street\, both carried over again from a previous meeting. The consent agenda holds a voluntary annexation of 980 Wilbon Road\, a utility allocation for the Madden West subdivision\, a roadway fee in lieu from Guthrie's\, and an ordinance dropping the speed limit on Bridge Street between Northwest Judd Parkway and NC 42. Under administrative reports the board takes a master encroachment agreement with Google Fiber\, which is what lets the company work in town rights of way.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_09222026-586\nWatch: https://youtube.com/live/PEGgssZOY_4\nDetails: https://ncgovwatch.com/meetings/3134

SUMMARY:Town of Fuquay-Varina: Board of Commissioners Regular Meeting
DESCRIPTION:Board of Commissioners\n\nFuquay-Varina's commissioners hold a public hearing Monday on rezoning 4.77 acres at 6126 Dwight Rowland Road for WakeMed's planned freestanding emergency department\, which the state approved in July 2025. A second hearing would rezone 48.81 acres at 7151 Sunset Lake Road for Envision Homes as a planned unit development of up to 105 small-lot homes and townhouses. The town also annexes its own 1.5-acre water tank site on Wilbon Road. A fourth hearing\, on Gemstone Homes' rezoning at 602 and 606 South Main Street\, is to be tabled.\n\nTwo rezonings tabled from earlier return. M/I Homes asks to rezone 27.63 acres on Sunset Lake Road\, inside the Jones-Johnson-Ballentine Historic District\, for up to 48 detached homes\; the site's pond is a high-hazard dam under a state violation notice and is to be drained. A three-lot row house plan at 417 and 419 Raleigh Street is the other. The Planning Board recommended all four rezonings unanimously. On consent\, the board closes 22 finished capital projects and moves about $3.5 million in general funds to the Sunset Lake\, Purfoy and Main Street intersection and two new parks.\n\nAgenda: https://www.fuquay-varina.org/AgendaCenter/ViewFile/Agenda/_10052026-587\nWatch: https://youtube.com/live/FO4Ek7mN0PI\nDetails: https://ncgovwatch.com/meetings/4702
