Meeting recap
What happened, drawn from the records published after the meeting. Minutes
The Planning Board voted 8-0 to recommend both rezoning cases to the Town Council, which has final say. Meridian at Sunset Commons (22-REZ-02) would rezone 30.57 acres at Wake County PIN 0669170766 from Neighborhood Mixed-Use to Mixed-Use Residential Conditional. Morningstar Law Group filed the request, and attorney Jason Barron presented it, citing a greenway extension, a new regional pump station and widening on Sunset Lake Road, Holly Springs Road and Optimus Farm Road. New School Montessori (25-REZ-09) would rezone 11.22 acres at PIN 0669330330 from Rural Residential to Rural Residential Conditional. Laura Holloman of McAdams filed it for the school, adding two egress lanes and more turn-lane storage to ease drop-off queuing that residents raised at a 2023 hearing. Both recommendations passed 8-0, along with the staff plan-consistency findings behind them.
No one signed up for the public comment period. The board also approved its May 26 minutes 8-0, assigned Van Crandall and Tanner Davis to represent it at the Town Council's July 21 and August 18 meetings, and heard from Development Services Director Chris Hills that the Town Council had adopted a data center moratorium. Hills also outlined a proposed rule letting some subdivision and site-plan applications move to administrative approval once zoning is in place, cutting review time in half.
How the votes went
Both zoning-map recommendations passed 8-0: first the plan-consistency statement, then the recommendation to the Town Council, for Meridian at Sunset Commons (22-REZ-02) and again for New School Montessori (25-REZ-09). The board also approved the May 26 minutes 8-0 and voted 8-0 to adjourn at 9 p.m. Eight of nine members were present; Chair Rick Madoni was absent, and Vice Chair Thomas Urquhart presided.
