What's on this agenda
Wake Forest's planning board took up one case on December 10, 2024, and staff recommended turning it down. Case RZ-24-01 would rezone 55.93 acres at 0 Harris Road, filed by Church Street Company, from Rural Holding to three conditional districts at once: Neighborhood Mixed Use, Open Space and Residential Mixed Use.
Staff found the request generally inconsistent with the 2022 Community Plan and denial reasonable and in the public interest. The plan designates the property Neighborhood Commercial, Transit-Supportive Residential and Residential Area Plan #2, and asks that lower-intensity housing sit next to the existing detached homes on Wallridge Drive and Harris Point Way. The proposed Residential Mixed Use conditions would allow multifamily units, townhomes and residential care facilities there. The traffic analysis attached to the case lists a long set of required improvements, among them a westbound right-turn lane from Harris Road onto Capital Boulevard, a two-way left turn lane on Harris Road, turn lanes at two of the three site accesses, and signal warrant studies at Harris Road's intersections with Wall Road and with Wallridge Road after each phase, with a fee in lieu for the developer's share if a signal is warranted. The board also picked its chair and vice chair for 2025.
