Wake Forest's planning board holds a public comment session July 11 on a rezoning that would bring 140 townhomes to 27 acres on Rogers Road, land now outside town limits. Kimley-Horn & Associates has applied on behalf of owner M & EM Co LLC and developer Baker Residential to rezone the tract from Wake County's Residential-30 designation to the town's General Residential 10 Conditional District. An annexation petition for the same property is also pending. Staff recommends disapproval, saying the master plan's setbacks, rooflines and lot layout fall short of the comprehensive plan's guidance for townhome character, and that the applicant is asking for more exceptions from town development standards than staff considers reasonable. The town's board of commissioners is scheduled to hold the formal public hearing on the case August 15.

That hearing never happened. The annexation petition went to the commissioners on 18 July and the rezoning came back to them at a work session on 1 August, but by 15 August the applicant had withdrawn both the rezoning and the annexation, and the board held no hearing.

The board also hears a presentation on transit service alternatives for the town's draft Public Transit Plan, prepared by Toole Design after surveys and open houses on expanding bus service beyond the current Wake Forest Loop and the Wake Forest-Raleigh Express commuter route.
