What's on this agenda
The Orange County Planning Board recommended three land use cases to the commissioners on 9 April 2025, all headed to a 3 June public hearing. The county is rezoning its own Cedar Ridge High School site, an applicant wants to put a self-storage business on 11 acres off NC 57 at Rougemont, and a 38-lot subdivision on Dairyland Road came back for its preliminary plat.

Meeting recap
What happened, drawn from the records published after the meeting. Minutes
All three passed. The Cedar Ridge High School rezoning covers about 69.58 acres at 1125 New Grady Brown School Road and moves the site from rural residential to a non-residential conditional district; the board recommended it unanimously.
The self-storage case carves about 11.22 acres out of an 80.52-acre tract northwest of NC 57, to be subdivided after approval. The site plan shows three phases and 41 storage buildings, with three buildings including an office in phase one. Parcels immediately east were rezoned the same way in 2012 and 2021 and already hold a self-storage business. A member moved to amend condition 15 to require all landscaping to come from the county's preferred plant list, and the applicant agreed. The statement of consistency passed 10-1. Another member pressed on how a pervious surface restriction tied to the 11 acres would still be known in twenty years; staff said it is a recorded document, found at the Register of Deeds.
Eden View Acres is a 38-lot subdivision on about 190.6 acres at 4801 and 4901 Dairyland Road, in the Cane Creek protected watershed. The concept plan was approved by the commissioners on 2 May 2023. Average lot size is 2.75 acres over four phases, with 40 percent open space, 76.27 acres, against a 33 percent minimum for the conservation cluster option. Primary open space of 25.29 acres covers streams and their buffers. The preliminary plat was recommended unanimously.
How the votes went
