Wake Forest's Board of Adjustment returns to a setback variance for three lots on the Sun Meadow Drive cul-de-sac in Radford Glen, case BOA-23-05, continued from 15 February. The builder wants relief from the maximum garage and front setbacks that the neighborhood's own rezoning conditions imposed, arguing the cul-de-sac's askew design and curved front property lines make them hard to meet.

Staff analysis says two of the four findings a variance requires are not demonstrated. Exhibit 2, prepared for this meeting, shows both setbacks can be met on all three lots without any variance if the builder uses the 10 percent administrative modification the ordinance already allows, and staff note the applicant's own car-template exhibits show vehicles clearing the sidewalk either way. A variance needs a four-fifths concurring vote under state law and the town's ordinance. The board's other item, an appeal of a December notice of violation, was tabled to 18 April at the appellant's request.
