Garner's Town Council work session previews two rezoning cases and reviews a downtown development deal, none of which are voted on tonight. Sarah Van Every of McAdams, representing the Wake County Board of Education, previews a request to rezone 38.98 acres at 6301 Jones Sausage Road from Light Industrial to Residential 2 for East Garner Middle School. Van Every also previews a Tier 2 conditional rezoning for 2.60 acres at 4901 TV Tower Road, submitted on behalf of Daniel Hernandez of Impeccable Development, to allow a convenience store with fuel sales. Staff also walks the council through the Downtown Opportunity Site Master Development Agreement with development partner LMG, ahead of a vote tentatively set for the council's September 15 meeting, and presents a zoning text amendment (ZTA-26-003) that cleans up codification errors and formatting in the town's development ordinance, which staff will ask to send to a public hearing on September 15.

The council closes the session to consult with the town attorney on pending litigation or a claim settlement under state open-meetings law.
