What's on this agenda

Chatham County's Planning Board spent 4 March 2025 on the US 15-501 corridor: what plans and rules apply along it now, and what would apply if the county could put the Unified Development Ordinance into effect. It also adopted its draft rules and procedures.

No land applications were on the agenda.

Meeting recap

What happened, drawn from the records published after the meeting. Minutes

The rules and procedures document passed 7-0, after a working group of three members went through it several times. The February minutes passed 7-0.

The corridor presentation drew the substance. Development along 15-501 concentrates in village and neighborhood center nodes with hard boundaries set in the development ordinance; outside the nodes the zoning is residential, and a large project would need a developer to assemble a great deal of land. The planning director said the county has a plan, it just cannot put it into effect. If Senate Bill 382 is fixed and downzoning becomes possible again, the county would start moving those outside areas into the new districts.

There is no joint land use plan with Apex, as there is with Cary. Apex is annexing into Chatham only for commercial use, and its staff have been checking their proposals against Chatham's comprehensive plan. The conservation designation northeast of the Haw River came out of a subcommittee of about thirty advisory committee members working from GIS data during the conservation plan.

How the votes went

The Planning Board Rules and Procedures were approved 7-0. The agenda and the February minutes were approved 7-0.
