Regular meeting Housing and affordabilityRezoning

What's on this agenda

A four-minute meeting with one case. The planning board recommended rezoning a quarter-acre at 313 Raleigh Street from residential medium density to town center residential, and sent it on to the commissioners.

Only four of the eight members attended, which is exactly a quorum. Nobody spoke apart from the applicant's representative.

Meeting recap

What happened, drawn from the records published after the meeting. Minutes

Staff recommended approval on four grounds: the request matches the town center residential classification in the 2040 land use plan, it supports the plan's policies on infill development inside town limits and on managing growth against the priority infrastructure investment areas map, and it brings the front setback into compliance while cutting the existing structure's encroachment into the rear setback, leaving only one pre-existing legal non-conformity.

An attorney appeared for the petitioner and said he and the owner were available for questions. The board had none, and no discussion either before or after the hearing. The recommendation passed 4-0. The meeting opened at 6:00 pm and adjourned at 6:04.

How the votes went

Both votes passed 4-0: the April 20 minutes and the recommendation to approve the rezoning. Four of the eight members were absent.
