What's on this agenda

With the chair absent and no vice chair yet elected, the board swore in two new members and appointed an interim chair before it could take up any business. The vice chair election itself was pushed to the next meeting.

It then recommended two rezonings. One moves 8.51 acres on Johnson Pond Road toward medium density residential, the other lets an insurance business and a basement antique shop occupy a building on N Main Street that its current zoning would not allow.

Meeting recap

What happened, drawn from the records published after the meeting. Minutes

The Johnson Pond Road case turned on a piece of buried history. The applicant's engineer explained that the lots around the property are somewhat smaller and, while still zoned residential agricultural, are not on septic systems, because a sewer line was installed there years ago by the utility. The project would extend sewer and water to this site as well, which he said is what distinguishes it from its neighbours and supports the request for medium density zoning. He told the board there was nothing else unusual about it. Staff cited the single-family neighbourhood classification in the 2040 land use plan and its policy on establishing a discernible neighbourhood structure. Recommended 7-0. The preliminary plat for 17 lots on the same land came back to the board in April.

The N Main Street case was simpler. The applicants want to move their insurance business into the building and run an antique shop in the basement, and the existing office and institutional zoning does not permit the retail use. That, the surveyor said, was the whole reason for the request. Nobody spoke against either rezoning. Recommended 7-0.

The flag lot on Chambers Road drew the only board discussion of the night, on whether the property had been a flag lot before and how the new configuration would work. Recommended 7-0.

How the votes went

The interim chair appointment passed 6-0, taken before the new members were seated for voting. Everything after it passed 7-0: tabling the vice chair election, the December minutes, both rezoning recommendations and the flag lot.

From the published minutes.
